Taxpayer acquired the neighborhood shopping center in 2003 and applied straight line depreciation, not needing the additional write-offs at the time. Rick and David had preliminary analyses prepared that showed the taxpayer may save $590,241 in the first year by converting over to cost segregation. Client commissioned CSSI to do a full study and the client saved $965,525 in taxes in year 1.
